Windows are one of those things that people don’t think about until they try to open them. The vast majority of people in North Texas rarely open their windows. This isn’t a big surprise considering the temperature differences that we see here. However, most windows are self-lubricating, which means that the hardware is lubricated each time the window is opened and closed. It is always a good idea to open and close your windows every few months or so, even if you aren’t going to leave them open.
The other time that people think about their windows is when they fog up due to bad thermal seals. There are those that make a big issue about thermal seals, but I just don’t happen to be one of them. Most of the time the thermal seals go bad because the window frame is installed too close to the framing of the adjacent wall. As the house starts moving around, it starts to twist the window causing the seal to break. As a result, you lose the energy efficiency that the window was intended to provide. Let’s say that you replace the pane of glass that is affected. The root problem is still there in that the window frame is still installed to close to the wall frame. It is just a matter of time before it happens again. The only way to fix that issue is to remove the whole window and reinstall it. The amount of time that it would take to recoup the cost of even replacing the pane versus the energy loss caused by the bad seal is quite lengthy. A better solution might be to install a solar screen instead. You will get back the energy efficiency that you lost with the bad seal at a fraction of the cost. If the seal is so bad that the glass turns white to the point that you can’t see through it, then that may be another issue. Then it becomes more of a safety issue and should be repaired.
Keep in mind that there is a lot of energy lost through doors and windows that aren’t sealed properly. Caulking up the outside of your doors and windows is a small, low-cost item that can save you large amounts in heating and air costs down the road.

Well, windows are a very important part of the house, and these can help improve the insulation of a house if sealed properly. However, some homeowners only take notice of windows once they are broken. This is a costly mistake.
